Offices

The building has to be ready before the first person arrives and presentable all day. Cleaning runs early or late, reactive jobs are visible to everyone, and the compliance record has to satisfy a landlord, an insurer and a tenant who all ask for it differently.

Education

The year is term-time and holidays, and the two need different schedules: light-touch during teaching, the heavy periodic work in the breaks. Access is governed by the school's own safeguarding arrangements, and the compliance file has to be ready for a governors' meeting or an inspection at short notice.

Healthcare

Cleaning is a clinical matter as much as a presentational one, so the schedule follows the standard the practice works to, and the evidence of it matters as much as the work. Water systems, ventilation and clinical waste carry their own frequencies, and a room out of use costs a list.

Retail

Nothing may interrupt trading hours, so cleaning and maintenance work around opening, and a reactive job on the shop floor is measured in minutes rather than days. Front of house has to look new; back of house has to be safe, and both are inspected by people who arrive without notice.

Residential blocks

Communal areas are the whole of the service charge that residents can see, so the schedule has to be visible and the evidence has to survive a challenge at an annual meeting. Fire doors, emergency lighting, dry risers and lifts carry the weight, and one invoice for cleaning, grounds and repairs is usually the point.

Industrial

The building serves production, so planned work is booked around shifts and a shutdown is the only chance for some of it. Yards, doors, roofs and drainage take the most punishment, and the assets that stop the site are the ones the planner has to protect.
